The Novatnack Pondview Terrace

Tim and Karen Novatnack approached us with the vision of elevating their outdoor living space. Set within one of the most exclusive waterfront communities near the beach, their property provided a beautiful canvas for a thoughtfully designed environment centered around gathering, cooking, and enjoying the peaceful views of the pond.

Throughout the process, Tim and Karen were gracious and trusting, allowing the project to move forward smoothly through the stages of design, permitting, and construction. Because this is their summer home, they entrusted us to continue the work even while they were away, giving us the freedom to carefully shape the space according to the vision we had developed together.

At the heart of the project is a fully equipped outdoor kitchen, complete with a grill, bar seating, and generous storage for cooking utensils and essentials. The upper level was designed to accommodate a generous dining area, framed by custom-built planters that help define the space while adding softness and greenery to the architectural lines.

A second set of long, gracefully curved stairs guides the transition to the lower patio. These custom masonry steps incorporate integrated lighting, precisely cut stone caps, and a gentle curvature that brings a sense of movement and elegance to the design.

At the lower level, we designed and constructed a generous fire pit with a double burner system, framed by a custom masonry sitting wall that encloses the gathering area while preserving the open view of the pond beyond. To complete the setting, lush landscaping and a carefully designed lighting system allow the terrace to be enjoyed beautifully long after sunset.
